Our Fees

We accept all major credit cards.

Current Fees:

Single Family Detached and Townhouses

Our fee is $1 per thousand dollars of the contract price at the time of inspection up to $500,000 and 50 cents per thousand over the base of $500,000 with a minimum fee of $350. (Example: A $400,000 home would cost $400 to inspect, and a $700,000 home would cost $600 to inspect.)

Condos

Our fee is $1 for every one thousand dollars of the contract price, with a minimum of $305. Our inspections do not include common elements such as elevators, public stairwells, pools, and amenity facilities. Condo Townhomes are priced the same as Townhomes are. ("Condo Townhomes" differ from regular Condos in that they are multi-storied or have an attic.)

Older residences

There is a $50 charge for any structure over 40 years old.

Pre-drywall inspections 

For new construction follow the same price structure as Single Family Houses & Townhomes. If we perform both the pre-drywall and final inspections, we will apply a 10% discount to the final inspection fee.

Additional Fees

In law Suites with Kitchen and Baths $55

Detached Garage or structure with Living Quarters $190

Stables (Up to 4 stalls) $120

Radon Testing

Our fee for a 48/72 hour test is $150. It requires that the home be closed to the outside air for 12 hours prior to placement of the test kits. We must also have the cooperation of the sellers living in the home, and access to the home for 48 hours after to remove the test kits.
